The third quarter of 2009 is seeing a marked increase in the number of vacant office spaces getting occupied, much to the surprise of those who had predicted otherwise. Four major deals will see a promising increase in acquisition, with occupancy of nearly 75,000 Sq ft in the new city centre.
The first deal that is in the pipeline is that of the Equality and Rights Commission shifting from Arndale Tower to its new offices of nearly 40,000 sq ft in Piccadilly Place owned by the Carlyle Group. However, negotiations have not yet been finalized, and the Commission has the Booth Street Office development in Belvedere in mind in case the Piccadilly Place deal does not fall through.
The Learning & Skills Council is also expected to shift its offices because it now requires nearly 20,000 sq ft for its staff, and is looking for space in both Piccadilly Place as well as No. 1 New York Street in Bruntwood.
Similarly, EC Harris, the property consultancy group and Eon, the power supply company, are looking out for new office space and are considering finalising a deal in the new city centre.
Developers are still not sure of completing new construction projects and they are in fact are considering dropping them, and this has put pressure on companies to choose from the existing properties that are lying vacant. This has contributed to the sudden increase in the occupancy rates of vacant office spaces in Manchester.
Many companies are now trying to maximise space by providing desk space rental and shared office space, many firms to fill vacant office spaces have welcomed this. New websites like Desk Space Genie have been spurred by the growing popularity of such types of office space. They offer an easy solution to the demand and supply of vacant office space; I found exactly what I was looking for at - desk space Brighton - just by clicking on it or by typing in any UK location they provide you with details, pictures and maps of what’s available.
